Free Roof Inspection

A roof inspection should tell you the truth about your roof, including when the truth is that nothing needs doing. That is the version we offer: we come out, we get on the roof where it is safe, we photograph what we find, and we put it in writing.

There is no charge and no obligation. If your roof has eight good years left, we will say so and leave you alone — a homeowner who trusts what we told them in 2026 is worth more than a job we talked them into today.

What we check

An inspection worth having covers the systems that fail, not just the shingles that are visible from the street.

  • The roofing surface. Shingle condition, granule loss, curling, cupping, cracking, missing or wind-lifted pieces, and whether the material is nearing the end of its service life.
  • Every penetration. Pipe boots, vents, skylights and chimneys. These are where roofs leak far more often than the open field of shingles.
  • Flashing and valleys. The joints and the channels that carry the most water, checked for displacement, corrosion and poor original installation.
  • Drainage and edges. Gutters, downspouts, drip edge and fascia, plus signs of ice damming at the eaves in our northern markets.
  • The attic, where accessible. Sheathing stains, daylight through the deck, insulation depth and ventilation. The attic frequently reveals a leak history the roof surface hides.
  • Solar suitability. Remaining roof life, orientation, pitch and shading — the four things that determine whether panels make sense and whether they should wait.

What you receive

You get dated photographs of anything we flag, a written summary of the condition, an honest estimate of remaining roof life, and a clear recommendation in one of three categories: no action needed, repair, or replace.

If storm damage is present, the report is documented to the standard an insurer expects, so it is usable if you decide to file a claim. If you are considering solar, the report tells you whether the roof should be addressed first.

When to get one

After any significant wind or hail event in your area, even if nothing looks wrong from the ground — broken shingle seals and hail bruising are close to invisible from below, and policy notice deadlines start running from the storm, not from when you notice.

Also worth doing: before buying or selling a home, before committing to solar, when your roof passes fifteen years, after a ceiling stain appears, and if your insurer has asked for roof documentation at renewal. Otherwise, once every couple of years is reasonable for an established roof.

What this is not

This is a roofing condition assessment, not a full home inspection and not a certification for a real estate transaction. If you need a licensed home inspector’s report or an engineer’s structural letter, that is a different service and we will point you toward it.

We also will not walk a roof that is unsafe to walk — steep pitch, ice, wet moss, or deteriorated decking. In those cases we inspect from a ladder at the eaves, from the ground with magnification, and from the attic, and we tell you plainly what we could and could not see.

How to prepare

Nothing is required, but a few things make the visit more useful. Clear access to the attic hatch if you have one. Note where any interior stains have appeared and roughly when. Have your approximate roof age handy if you know it, along with any prior repair records.

If a storm is the reason for the call, do not clear away debris or damaged material before we have photographed it. That material is often the best evidence available.

Frequently asked questions

Is the inspection really free?

Yes. There is no charge and no obligation to buy anything. We would rather build a relationship with a homeowner whose roof is fine than sell work that is not needed.

How long does an inspection take?

Typically 45 minutes to an hour and a half for a standard residential roof, longer for complex roof lines or when attic access is involved. You do not need to be home the entire time, though it helps to be there at the end for the walkthrough.

Will you tell me my roof is fine if it is?

Yes, and it happens regularly. A written report saying the roof has years of life left is a legitimate outcome and one of the more useful things we produce.

Do you walk on the roof?

Where it is safe, yes — the surface tells you things a ladder view cannot. If the pitch, weather or roof condition makes walking unsafe, we inspect from the eaves, the ground and the attic, and we tell you what we could not verify.

Can I use the report for an insurance claim?

Yes. When storm damage is present we document it in the detail carriers expect — dated photographs, described locations and a written condition summary.

How soon can you come out?

Usually within a few days. After a major storm, demand across a whole region spikes at once and it can take longer, which is one more reason not to wait.
