Commercial roofs fail differently from residential ones. They are usually flat or low-slope, they carry equipment, and the cost of failure is rarely the roof itself — it is the inventory, the tenants or the production line underneath it.

Systems we work with
The right membrane depends on your building’s use, your climate and how long you intend to hold the asset.
- TPO. The dominant single-ply choice for warehouses and retail. Heat-welded seams, a reflective white surface that reduces cooling load, and good compatibility with ballasted or mechanically attached solar racking.
- EPDM. Long-proven synthetic rubber, strong in cold climates and forgiving around complex penetrations. Typically dark, so it absorbs rather than reflects heat.
- Modified bitumen. Multi-ply asphalt systems that hold up well to foot traffic — worth considering on roofs with heavy rooftop equipment servicing.
- Metal. Standing seam offers long life and, critically for solar, clamp-based attachment that requires no roof penetrations at all.
- Roof coatings and restoration. For a structurally sound roof with remaining life, a coating can extend service and defer capital expense. It is not a fix for a wet roof.
Solar changes the roofing decision
A commercial solar array has a service life measured in decades and it sits on a membrane that may not. Installing an array on a roof with five years left means committing to a future de-rack and re-rack that can cost a meaningful fraction of the original system.
Three things need to be settled before either project starts: how much life the membrane genuinely has, whether the structure can carry the additional dead load including ballast, and how the racking will attach without compromising warranty. Membrane manufacturers frequently have specific requirements for rooftop equipment, and violating them can void coverage on an otherwise healthy roof.
We assess all three together. It is the same conversation we have with homeowners, with an extra digit on the invoice.
Repair, restore or replace
Commercial roofs are rarely a binary decision, and the wrong call is expensive in both directions.
Repair is right for isolated failures — a seam separation, a damaged flashing detail, a penetration that was cut in after the fact and never properly sealed. Restoration through a coating system suits a roof that is watertight and structurally sound but weathering, and it can extend service life considerably for a fraction of replacement cost. Replacement becomes necessary when the insulation is saturated, because wet insulation does not dry, keeps losing R-value, and will corrode the deck beneath it.
Determining which situation you have generally requires more than a visual inspection — moisture surveys exist precisely because a flat roof can look fine and be soaked.
Working around an operating building
Almost every commercial roofing job happens over an occupied building. That constraint drives the schedule more than the roofing does.
Practical planning covers phasing so no section is ever left open overnight, protecting the interior below active work, coordinating around tenant hours and delivery schedules, managing odor and noise where occupancy is sensitive, and keeping documented daily close-out so a surprise rain event does not become an interior loss.

Insurance and storm damage on commercial roofs
Commercial policies are less standardized than residential ones and often carry separate wind and hail deductibles calculated as a percentage of the insured value, which on a large building can be substantial.
The documentation principle is the same as residential and matters more: a detailed, dated damage assessment produced before the adjuster’s visit is the single biggest determinant of the scope that gets approved. Business interruption exposure also means the timeline for temporary protection is measured in hours, not days.
Frequently asked questions
How long does a commercial flat roof last?
It depends on the system, the installation quality and the maintenance. Single-ply membranes such as TPO and EPDM are commonly specified with warranties in the 15-to-30-year range. Roofs that get inspected and maintained routinely outlast identical roofs that do not, often by years.
Can my building support solar panels?
It requires a structural review. The relevant factors are the existing dead and live load capacity, the racking method — ballasted systems add considerable weight, mechanically attached systems add less but penetrate the membrane — and local snow and wind loading. This is assessed before any solar design work.
Will installing solar void my roof warranty?
It can, if the attachment method or the installer is not approved by the membrane manufacturer. Many manufacturers have specific requirements and approved-contractor lists for rooftop equipment. Confirming this before installation is a standard part of our assessment.
Is a roof coating a real alternative to replacement?
For the right roof, yes. A coating over a sound, dry membrane can extend service life significantly at much lower cost. It is not appropriate over saturated insulation or a failing deck — in that case a coating just seals the water in.
